Families moving up

Timing a sale and purchase together, school catchments and the chain managed end to end.

How buying works

From registering to picking up the keys.

Most purchases complete eight to twelve weeks after an offer is accepted. We stay in contact with every party until they do.

  1. Register your requirements

Budget, areas, bedrooms and must-haves. We match you to new instructions, often before the portals.

  2. Get mortgage-ready

An agreement in principle and proof of deposit make your offer credible. We can introduce a qualified mortgage adviser.

  3. View

Accompanied viewings at times that suit you, with honest answers about the property and the street.

  4. Offer & negotiate

We present your offer with your position clearly explained, and negotiate towards agreed terms.

  5. Conveyancing

Memorandum of sale issued, survey and searches underway, enquiries chased weekly.

  6. Exchange & complete

Contracts exchanged, completion date fixed, keys collected from our office.

Be ready to move

Three things that make an offer stand out.

Sellers choose the buyer most likely to complete — not always the highest number. Have these in place before you view.
Mortgages with M & K
  • Mortgage agreement in principleShows sellers what a lender is likely to offer you, and is usually quick to arrange.
  • Solicitor instructedHaving a conveyancer ready removes a week or two from the timeline.
  • Proof of deposit and IDRequired for anti-money-laundering checks before an offer is accepted.

Buying FAQs

Registering, offers and what happens next.

How do I register as a buyer?

Use the contact form or call the office with your budget, preferred areas and must-haves. We will notify you of suitable properties, often before they appear on the portals.

Do I need a mortgage agreement in principle before viewing?

It is not essential for viewing, but sellers take offers far more seriously when they are backed by an agreement in principle and proof of deposit. We can introduce you to a qualified mortgage adviser if you need one.

What happens after my offer is accepted?

We issue a memorandum of sale to both sets of solicitors, your lender arranges a valuation, and searches and enquiries begin. We stay in touch with everyone in the chain until exchange and completion.
